About Brian McElroy Expertise I am a home builder in the Tampa Florida area specializing in energy-efficient homes built with precast concrete wall systems that are hurricane resistant to 235 mph. I have researched and used many methods of new home construction and find this the most cost-effective, environmentally-friendly method of home building for this area. I am also investigating other alternative methods to improve my products. I am a member of the Florida Green Build Coalition, EPA Energy Star Program, and have other affiliations involving energy savings, safe building practices and quality construction practices

Question I live in Las Vegas, Nv. My house was built in 53'. My window efficeincy is terrible to say the least. Can I just remove the existing single pane of glass and put in a heavier pane? Or, should I create some sort of double pane set-up in the existing metal frames? I trying to do this the most cost effective way I can. What would you recommend?
thanks,
Damon
Answer I have never heard of replacing the single panes with double panes. I think the reason is because newer homes utilize insulated glass that are entire panels with an air or gas layer between the panes creating the insulating factor. They have grilles that attach that offer the divided glass look. There are also some french doors that offer individual insulated true light panels. They are every expensive.
I recommend using a replacement window in either casement or vinyl in lieu of replacing individual panels. It will also minimize the amount of exterior damage when the old windows come out as they should retrofit. I would also look at Low-E as well as insulated to minimize sun damage and maximize utilities efficiencies. You can usually get a break even return on windows in 5 - 7 years. Also, I would consider a solar water system for the roof to reduce electric water costs. These units pay back in less time and really reduce costs of monthly electric.
Good luck with the project and fell free to contact me anytime.
