Expertise
I am a home builder in the Tampa Florida area specializing in energy-efficient homes built with precast concrete wall systems that are hurricane resistant to 235 mph. I have researched and used many methods of new home construction and find this the most cost-effective, environmentally-friendly method of home building for this area. I am also investigating other alternative methods to improve my products. Alternative Housing - attic insulation options

Expert: Brian McElroy - 5/20/2007

Question
Hi, we've had a botched roof job and got moisture in the attic insulation, and some leakage onto the ceiling in two rooms. We now want to remove and replace the insulation. What options are there to insulation that we should consider? We live in the Pacific Northwest where it rains a lot during the winter but is generally quite dry during the summer.

My wife has a damaged lung and we'd like to get something environmentally sound for health reasons and for environmental reasons as well (eco-sustainability).

We would also appreciate any advice about removing the existing insulation, which is a combination of some batts and some loose fill. And, does the ceiling drywall need to be replaced, or will it dry out OK on its own? The drywall got wet around two light fixtures. Any advice will be much appreciated.

Thanks, Gerry

Answer
First, any materials exposed to water will need to be replaced. Mold can grow in these areas, may have already begun, and may aggravate your wife's condition. I recommend Icynene spray foam. It is a new approach to home insulation, but has proven itself to me. It sprays in at the attic under the roof deck and all vents to the outside for ventillation must be sealed off. Then a dehumidifier and filter system is installed using a fresh air exchange system to bring clean air in. Check with any quality Insulation or HVAC company in your area and they can discuss the opportunities for Icynene. Best of luck and let me know how it turns out.
