Question
I would like to know what the typical percentage of the total contract fee should be given to schematic design, design, construction documents, bid and construction admin. phases?  And within the schematic design phase should it be broken into conceptual design (CUP, DRB, etc.) and schematic?

Hi Kathy:
Of course, every job is a bit different.  But a good 'rule of thumb' is:
Pre-Design and Site Analysis; 3%
Programming; 1%
Schematic Design, 6%
Design Development; 12%
Construction Documents; 35%
Bidding; 5%
Construction Administration; 35%
Project closeout and Post Construction services; 3%

I'm not sure what your CUP and DRB stand for; but the above listing is what we usually plan for as a preliminary allocation of a fee on a 'normal' project.
