Hi. I was looking around on the internet at various floorplans and I have a couple of questions. First, hall closets would be included in the listed square footage, right? And, if I had a room that was 12'x13' and wanted to add 2 feet one way and 2 feet the other, would that bring it to 14'x15'? Is that the way it works? Thanks

Yes, hall closets and any other feature 'under the roof' is typically included when referencing square footage.
But most companies advertise their plans by quoting only the heated or air conditioned living space, offering a separate calculation for garages, covered porches and decks, etc.
Your calculation would have to include the thickness of the walls as well for construction purposes, but the rough or 'nominal' number would be 14x15.  A number like this on a plan will be the distance between the opposite interior walls.
