Architecture/Post and beam floor finishing

Question
We are building a post and beam log home in western MA.
The second level floor (which serves as the first level ceiling)is eastern white pine.  We would like to stain and poly this floor but are concerned that the stain and poly will leak through the tongue and groove on to the beams and lower level ceiling.
There is a debate as to whether "ragging" on the finish will solve the problem.
The other alternative is to apply a "Duraseal" wax finish.

What is your suggestion ?

Answer
Madeline - thanks for your question!

Coincidentally, I'm sitting at home reading my "Timberhome Living" magazine right now!  Unfortunately, however, it doesn't have the answer!

But I think I do. A regular wet-staining would certainly cause the problem you're trying to avoid.  Hand-finishing would avoid it.  But hand-finishing is of course hard work and time-consuming.  If the floor is already in place, that may be your only option.

If not, the solution is to stain and finish the flooring before it's installed - including the ceiling side. All you'll need to do before you move in is light touch-up.

The other possibility of course is to not finish the floor at all, allowing it to wear naturally and develop a rustic patina over time.  But that's not everyone's taste.

I can't think of any way to otherwise protect the ceiling side; once you get even a little running between the boards, you'll have to finish it anyway.

Hope this helps!

Expertise

Ask me about all aspects of house, remodeling. , and room addition design and construction. Ask me about historic homes, renovation, and restoration. Ask me about materials and techniques, and about how you can get the best value for your design and construction dollar. Ask me how you can make your home a very special place. I can't, however, answer specific structural engineering questions in this forum - that's something you'll need on-site observation for.
