Architecture - What's the pros and cons of house framing?

Expert: Paul S. Brown, AIA - 11/10/2007

Question

I'm looking to purchase a home in North FL. The construction descrip. of these homes are listed as exterior wall construction either: concrete block, aluminum/vinyl siding, wood or brick. Can you describe the pros and cons of these construction materials?

Any information will be helpful. Thank you very much!

Answer
Hi Renee:
North Florida is nice; I hope you enjoy it there.
Concrete block is a common building material in Florida, because it is resistant to termite infestation.  With concrete block, you will want to know if the walls are reinforced for hurricane and/or earthquake standards, and you will want to know what the insulation value is, and what the interior and exterior finish materials are.
Wood walls are easy to insulate; and in northern Florida, this can still be an important consideration.  Again, you will want to know what the finish materials are.
Brick can be applied to either concrete block, or wood framed walls.  Again, check the insulation values.
Aluminum siding is usually combined with a wood wall system, but can also be applied over block.  When over block, this gives you a very low maintenance wall system, and with little or no chance of termites.  Again, check the insulation value.
I hope this helps!
