Most of the times, yes its commission based and it is 10%. But then some brokers do ask for meals, travel, and other expenses to be compensated. You have to discuss with them on exclusivity to avoid confusions. Normally experienced brokers know - whoever gets the sale first, its their business. But you dont want to have 2 brokers working on a small territory. It only creates problems. So you would rather give them 12 months and say some states and then you can work on other states.
