Building Codes and Inspections/Commercial Floor Load

Question
I am trying to buy a home that is zoned residential/commercial. I need to find out what the floor load capacity requirment is to be able to operate a small business or office space in this home. The city I live is uses the 2006 International building code but I cant find where it lists floor load specs. That code book reads like another language!

Answer
The minimum required loads are indicated in Sections 1606 and 1607 of the '06 IBC. Table 1607.1 might help you out. Page 285.

The home probably has a designed floor loading of at least 40 psf for other than sleeping rooms, and 30 psf for sleeping rooms; but I obviously can't be sure what yours is.

A design professional would be able to evaluate what you have vs. what is required; and what you might have to do, if anything, to add floor support given the existing conditions.
