Question
Hi Dan, we are in dire need of an answer to our question. We recently moved into a condo on the 3rd floor of a 4 flat condo unit, brick exterior in Chicago.  This condo unit is new construction that was built approximately 1-2 years ago.  When we first had the unit inspected, there appeared to be water damage along the windows in a few of the rooms.  The builders then came and "corrected" the issue.  However, we recently had a few days of heavy rain and we noticed yesterday that the drywall was wet above the top window frame in a few of the rooms (no actual water on the floors, just wet paint above window in a few spots).  The builder claims that this is normal for new constructions, "settling of the building" and he thinks it is the separation between the brick and the next layer (we're not too familiar with what that would be).  He says he will have someone come out to fix the problem.  We're not sure if the builder's explanation is accurate.  We would like to know your input as to what's causing this and what measures you feel we should take to avoid any permanent damage or future damage to our unit.  We do not want this to be a reoccurring problem (especially if mold will come into play).  

Also, we moved into our unit in May and did not have any problems with bugs or insects in our unit.  However, starting from a week ago, we've had to capture (my husband is too "humane" to actually kill them) 5-7 flies, 2 beetles and one dead caterpillar.  We live on the 3rd floor in a very nice, brand new unit and never keep the doors or windows open.  We have a no shoe policy in our house, so needless to say, we like to keep the place clean and free of dirt.  We have no idea where these bugs are coming from.  Could they be coming in through the vent in the laundry room?  The drain in the shower?  Is it because of the recent rains?  Any insight would be appreciated.

Sae, I would be confident in telling you that you have mold and water infiltration problems that will only get worse.  The water issues are due to failure to flash or incorrect flashing details at the windows.  Exterior caulking may temporarily stop the water, but will NOT create a permanent cure.  There are huge law suits about mold and water infiltration issues.  If you have an HOA, find out if anyone else is having similar issues.  Don't accept any statement about normal or settling.  There is something seriously wrong.

I'm sorry, I have no advice about your bug problems.
