Building Homes or Extensions/refurbishing a flat roof

Question
I have a 2 car addition on my house that has a flat roof. The roofing looks a bit aged and the seller said has put two coats of roofing paint/sealer on it in the last 7-8 years.

I am willing to strip it down to the joists if necessary.

If I need to replace the sheathing, what are my options for that?

Whether I replace the sheathing or not, what roofing materials are available?  What are approximate cost/sqft?  And do you have any websites for the products?

Does any of that change if I ultimately want to build a deck on top of the roof?

Hi Jim,
I would use rubber roofing.
After stripping the old material off, check the sheathing. And go by the manufacturers reccomendation for underlay.
Areal good site is "flatroofsolutions.com" its  epdm roofing..I believe they cater to do it yourselfers.
