Building Homes or Extensions/Addition on Modular home

QuestionHi, we have a 2004 model modular home that is on our own private property. The home is considered to be on permanent foundation which is actually cement block piers. We would like to add on a large living room at one end of the home (it looks like a rancher type of a home now). And we would also like to add on a attached garage and make the existing bedroom bigger. The question i have is, will PA code in Fulton county allow me to add on a modular home? I had to ask because I had a deck built and I was under no circumstances allowed to have the deck attached to the modular home. That got me thinking about the additions and if they are allowed to be attached to the modular home. And in your expert opinion, would you suggest we do not do this or it's a good idea to have it done. We are in desperate need of living space. Thank you.

AnswerHi Jenn, I guess the only people that can answer that question is your local building department. I can't think of any reason why you can't add on to the modular. The reasoning behind your deck may have had to do with the fact that the existing structure might not have had the proper elements for attachment and the deck therefore had to be self supporting. An addition would have it's own foundation and support its own weight and if needed you may have to provide added support within the existing modular to accommodate the addition being connected to it. Call or go down to your county or city building department and talk to them about what you want to do, I'm sure it can be worked out with the proper design considerations. You may have to have a structural engineeer provide the necessary documentation to prove that your new design meets code requirements.
