I'm selling my home and the buyer's building inspection revealed the main beam in my house is cracked in three separate places along the length of the beam. We're going to remove the old main beam and replace it with a new one we're also going to replace the current two support columns with three support columns. This will require new concrete footers in the concrete floor . The old beam has been drilled and notched over the years in a few places for electrical service and plumbing, so I assume these things will need to be re-routed..My question is this:
How long a job is this? A week? Longer?
Answer Hi Steve, it kind of depends on the access..It sounds like it is a basement or a main floor situation so the access is pretty good as opposed to a crawl space where you have to do all the work on your back. A good contractor can probably do the work in a week once all the materials are on site. A day for shoring and cutting the holes in the slab. A day for new footing steel and concrete. A day or two for removing the beam and installing a new one..You may lose some time for rerouting electrical and other piping..A week minimum, two weeks maximum..I hope this information helps, please feel free to write again regarding this or other matters, sincerely, bruce e johnson..bejohnsonconsulting.com
