Question
Hi Bruce,

I am trying to extend the family room over my existing patio. It measures 13' by 23'. minimum electrical work and a glass front with a 6'x 6' sliding door and one large bay window on one of the walls. No plumbing, air conditioning or heating is needed.  Could you give me a price on this?

Thank you, Tom

Answer
Hi tom, with just the information given I would say your cost will be somewhere between 50-75 dollars a square foot or 15-20 thousand dollars..This includes a roof system, roofing, leveling up the floor and installing a floor system, frame walls with drywall. You can draw up a simple plan and have contractors give you more accurate pricing for your particular area and circumstances.I hope this information helps, please feel free to write again regarding this or other matters, sincerely bruce e johnson..bejohnsonconsulting.com
