Question
I have an existing stone wall foundation 18" thick 9' H x 30'w x 53'L (internal dimentions)and am planning on writing some specs that a builder can build a 3 car garage with 2 bed appartment above.

I want the garage to have little or no support poles.  Can the 30'w span be met with out support or is there a solution to have structual lumber or steel main support beam installed to cut the 30' span and eliminate the need for supports.

Answer
Hi Mike,
I would use steelthe long way and have one center post.
You'll then need to use  ribbed steel panels to pour the concrete.
Keep in mind that until that concrete is cured there will HAVE to be a lot of support under! You're concrete contractor will aid you with those specs.

I suppose if you used 2 beams the short way and they were heavy enough, you may be able to get away with no posts... but I don'y like that idea...

Best of luck,
Dave
