Building Homes or Extensions/Second floor room extension

Hi Bruce, I am interested in extending my second floor media room. The extension will be on top of the guest bedroom (which is on the first floor, in the front of the house, size is 10' x 11'), currently the media room has no windows and falls short of the area over the guest bedroom. From the exterior (front of the house) you see a sloping roof over the guest bedroom. I would like to include windows as well so the room will get the front outside view and lighting. Please let me know if this is doable and roughly what might be the cost? Also as the exterior of the house will be affected does this require may clearances? Thanks much!

Hi alka, it seems doable based on this information.  I am not familiar with the term "may clearances".  If you are referring to setback requirements or something of that nature, then you should be okay.  Most setback regulations are based on overall height restrictions and the footprint of the building.  Since you are not increasing the footprint of the building or the height of the building I don't see a problem there.  Cost is subjective to your location and availability of contractors etc.  It can run you anywhere from 100-200 dollars a square foot depending on any added structural needs, finishes, roof design etc.  I hope this information helps feel free to write again regarding this or other matters, sincerely bruce e johnson..bejohnsonconsulting.com
