QUESTION: Hi, Dave,

Could you please take a look at the attached picture and let me know if this is a foundation problem? I got different opinions from other folks and am really concerned. thanks for your help!

ANSWER: Hi,
It looks like the cracks are wider at the top than below.
This means that either there is some lifting at that point or settling at one side or the other.
Is this a full foundation? a frost wall? Are you in a cold climate (below freezing for extended periods? How old is the work?

QUESTION: Yes, this is a full foundation if it means that all the rooms are on the foundation. We live in the area of Dallas, Texas so it's relatively warm. The house was built in 2005. Hope these additional info can help you better diagnose. Appreciate your advice. thx!!

ANSWER: Hi again Baiyu,
I think it must be settling, because there is no chance of frost working there!
Check the actual foundation wall behind and below the crack. If there is cracking there then you have a settling problem. I would be surprised if it went any further, but its really hard to say.
This is one of those things where it would be so much easier if I were there. If you are still struggling with this contact a reputable local foundation/earthwork person and see what they have to say. Check his/her reputation the best you can..

QUESTION: thanks, Dave!! There was no crack on the concrete foundation itself. The crack is on the bricks, started from window sill and stopped a few bricks above the foundation.

Hi,
Well, the only thing I can think of is that either it has reached as ar as it will go, (which I am fairly certain) or there was pressure from between the bricks and whatever is behind them. Which is unlikely.
So, I really have no answer for, sorry..
