Question
What are the pros & cons of building an 1800 sq.ft.
ranch-style house on soil containing some sand?

Joe,

Sand content is no problem; in fact, sand is generally better than silt or clay for building, as most sand mixes tend to compact and drain well.  As with any soil, it is best to built on undisturbed, virgin soil.  Otherwise, you need to be sure that your soil is well-compacted.  If in doubt as to what you have, it is always advisable to bring in a soil engineer prior to building.  Good luck with your project.
