Question
I have a block building in Upstate NY. I had it painted 3 years ago by a pro. The weather side is now pealing very badly. I contacted the painter as well as Sherwin Williams Co and they investigated and believe the problem is moisture in the block. We had a rubber flat roof and new windows installed about 8 years ago and have had both contractors back to find in their opinion all was ok. After all this I don't know where to go from here.

Hi Roger, unfortunately the only way to go is to repaint..did you really think that Sherwin Williams or the paint contractor were going to assume any responsibility after 3 years?  The problem with exterior waterproofing paints, such as elastomeric, is that once water gets behind them it begins to push them off the wall from the opposite side..Water got behind the paint somehow, even a pin hole in the paint is enough to start the process.  Once water gets behind, it begins to bubble the paint, then the bubble breaks and two or more bubbles start around that..and on and on.. Eventually you have a problem area.  Scrape and prime the bad area and repaint..that's about all you can do unless there is evidence the roof and windows are leaking and causing the water penetration..I hope this information helps feel free to write again regarding this or other matters, sincerely bruce e johnson..bejohnsonconsulting.com
