Building Homes or Extensions/Master bath and Closet addition

Question
Bruce-

I am planning to add an master bath and walk in closet onto the rear of my master bedroom.  My home is located in Atlanta, GA.  I am currently contemplating a CMU foundation (to match existing) vs. building the addition on 6x6 or 8x8 piers set on appropriate footings.  The FFE of the new bath will be approx 4-6' off of the ground.  What are the pros and cons of building a foundation on posts?  Do you recommend this?  Anything would be helpful.

Thanks,

Chuck

Answer
Hi Chuck, I would match the existing foundation.  It would look better and even if you did go with a post and pier foundation you still have to enclose it with something either block or wood or lattice work..So I opt for the stemwall foundation or whatever it is that your existing house has.  Most designs require both, a perimeter foundation wall and interior post and piers to support the floor system.  You have a couple of options in that department.  You can go strictly post and beam (4x6 beams set at 4' on center with 2x6 tongue and groove decking) or carrier beams with floor joists.  Whatever your existing house has, if it is working, stick with it.  In the future it won't look like something that was "added on".. I hope this information helps feel free to write again regarding this or other matters, sincerely bruce e johnson..bejohnsonconsulting.com
