Building Homes or Extensions/fixed window replacement

Question
4'x5' fixed window has a leak in the seal and needs to be replaced. My question is..there is some sort of black sealer that has been leaking from the window around the side(s) for awhile. WHat is it? It looks like tar.  Viking was the brand and need to know if I may need to replace other 2 windows at some point.  What window would be a better brand? I have vinyl and wood in other windows we purchased while remodeling.

Hi Joanie, if the windows that are seeping tar are in the sun it could be the sealant used is heating up and melting.  If the seepage is around the outside of the window flange it is probably the sealant/ caulk used by the installer and not from the window itself.  Sometimes window manufacturers use a black tape that seals the window to the mullions or muttons if the black stuff is oozing out of these areas then the material was installed at the factory.  As far as window brands go, I like the Weathershield line.  They can be custom fit to any sized opening and have several flange options and also several price categories if cost is a factor.  I hope this information helps feel free to write again regarding this or other matters, sincerely bruce e johnson..bejohnsonconsulting.com
