Question
Hi we currently have a very large bedroom a large window and a very noisy 17 month old son. We can't afford to move a present so were thinking of dividing the room. My question is can we take the old window out and replace it with two smaller windows or even move it and then partion the room. If so how much should we put aside for thid project and do we need any planning permission.

Answer
James,

You can divide the larger window into two as long as it doesn't require structural alteration to the supporting lintel and the centre mullion is adequate enough in width to allow clearance for operating the windows properly.
Local authority building regulations differ from each individual region and you may rquire a building warrent application as i would assume electrical requirements also will be required within the party wall.
Check with your local building control office who will advise you over the phone.
As far as cost goes , without dimensions and a specification , I cant answer that.
Obtain 2-3 quotes from local builders and get a comparison, and ask that the items are individually priced .
