QuestionI have a screened in back porch I want to close in with windows. There is a 2-3' wall already built and I have 2 screen doors. I got an estimate to close it in and it was a ridiculous amount of $$. The roof extends over the porch already. It seems like it shouldn't be that difficult to replace the screen with windows. Do I just add windows or do I need to do some framing (to have support for windows?). I would like the windows to open and close. The main thing i am worried about is weatherproofing the room. There shouldn't be an issue with the floor/wall area b/c the wall is already built, just where the wall will meet the windows and the windows meet the ceiling has me a little concerned. I don't want any leaks. I live in Florida, so snow is not a problem, but rain could be.

AnswerHi Vicki, it could be as easy as replacing the screens with windows that are made to fit the same opening but if this is a custom size then it will increase the cost of the window over store bought generic sized windows at Home Depot. If you opt for the generic sized windows then the openings will have to be framed to accommodate the new windows, exterior siding redone and interior wall board and finishing of the floor. I don't know how big your room is or how much the price quote you got for the work is but generally for something like this you are probably looking at the 45-50 dollars a square foot for a complete job inside and out. If the work requires a permit you will have to figure the cost of the permit over and above the cost of the work and if a permit is involved your roof structure and other structural, mechanical, and electrical elements need to conform to local building codes. In other words you may need to add wall outlets, air conditioning, insulation etc. I hope this information helps feel free to write again regarding this or other matters, sincerely bruce e johnson
