Question
Bruce, does it matter that my foundation is up to 2" low in spots? The top plate is all over the place and has wooden shims stacked in there. It is a brick house with a reverse brick ledge I believe. Have some grout breaking up in the tile. House is 3 years old.

Hi Darryl, If the foundation has sunken this much in three years you have a problem.  If it was just a poor concrete job and the foundation was leveled out with shims as needed then you might just need to make sure the shims are solid and made of pressure treated wood.
