Question
Dear Mr Griffin

I am looking to build a 3 bedroom 2 bathroom house in England, UK.

I would like to know a rough idea of what the full procedure will cost, from gaining planning permission, architect costs, land costs, building work, plumbing, electric etc. Every cost from start to finish.

Rossanna, I cannot answer your question.  I am US based, so any UK information is beyon my expertise.  Even if I did live there it would be impossible to answer your question.  Building costs are all over the map - the Taj Mahal would cost much more to build than a privy.  A home in downtown London would cost much more than one built far out in the toolies.  There are so many caveats in the question, I would be very suspicious of any contractor who did answer your question as asked.

I can answer almost all questions related to the total construction process. My expertise is in commercial construction, though I can field most any residential question. I have hands on experience in concrete, heavy equipment, masonry, all phases of carpentry, interior finishes, and I am fairly strong in mechanical and electrical.
