Hello Bruce,
I am in the beginning phase of finding a home to purchase in the Phoenix, AZ. area. I am not familiar with slab construction, air conditioning and solar. I am originally from the Puget Sound region of Washington.. What would you suggest I look for as I walk through and inspect a potential home? The majority of the homes will be vacant so I can be a bit more thorough. Also what good qualifying questions should I be asking when I screen a home inspector and the appraiser? I do not want someone who will "pencil whip" and inspection. I want them to know I am a serious purchaser and not a easy mark.

Hi Joanne , buying property is pretty much the same everywhere.  You need to look at the doors and windows that open and close properly..poorly closing or out of square openings will indicate settling foundations.  Large cracks in the garage slab and driveways need to be looked at carefully as well as any cracking in the interior floor or any floor that isn't flat and level when walked over casually.  Mold and signs of mildew around shower pans and other wet areas could signal water problems or leaking shower pans..remember..if something doesn't look, smell or feel right then chances are there is something wrong with it.  Look up at ceilings for signs of roof leaks especially where fireplace chimneys penetrate..if a room looks like an addition inquire about permitting and if the seller says that the work was done with a permit make sure they have documentation..always get a survey done when purchasing any property!  Don't end up like my brother Bill did many years ago and find out that his water well was on a neighbors property after he closed on the deal.  As far as inspectors go, there are certifications that home inspectors have to get and keep active, also licenses.  In the yellow pages you can find licensed and insured home inspection companies that are available in your area.  Be aware of inspectors that are too quick to try and pawn off a relative to help do any repairs..they should remain neutral unless you specifically ask them for suggestions.  A home inspection generally takes place after you submit a contract for purchase and you usually have a couple of weeks to get the inspection done unless you are in a hurry to close the deal then the time frame can be negotiated.  As far as slabs versus crawl space foundations, I prefer slabs but have built many crawl space homes over the years.  I think both types of homes are viable ways of building.  I hope this information helps please feel free to write again regarding this or other matters, sincerely Bruce E Johnson ..bejohnsonconsulting.com
