Building Homes or Extensions/Bedroom over a garage


I know  bonus rooms over a garage are hard to heat and cool. If I insulate and seal all  walls, floors and ceiling properly can this turn into a nice bedroom?

Bob, I give you a very strong "yes".

My granddaughter in Longmont, Colorado had her room above an unheated 2 car garage with a huge window.  Quite comfortable.

My sister in Pocatello, Idaho had the same.  They used it as spare bedroom/home office computer room.  I slept in it.

I don't honestly know what, if anything, extra the builders did.  My biggest concerns would be insulation and isolation from fumes.  There may even be some specific code issues for fire separation.

I think I would have all insulation around the space done with closed cell foam done by a very reputable company.
