Building Homes or Extensions/Joice span and size verses weight load

Question
I want to prep my garage for a future loft, what size of floor joice do i need to span 30ft without supports.

Answer
You are not going to make it with any dimension lumber product.  You will need to look at TJI joists, steel bar joists, LVLs, or flat trusses.  Flat trusses might work quite well as the web spacing provide good room for routing HVAC, water, sewer, and electric.  I am guessing that you will be in the 16 - 24" dimension with most materials to carry 40 PSF if this a loft for humans *bedroom, etc).  If it is for heavy storage, you will need 100PSF.
