hi,
i work as a superintendent and i want to make or use a program which i can put in all the info of the residence and their type of thier regular payment and the timing, is it monthly, every 6 months or yearly. and i want this program to "remind" me i there is someone wo should pay it.

There are loads of programs to manage rental property. I would search shareware libraries like tucows.com or download.com for trial versions. If you want a more professional progrm, check rental management trade publications. You'll find ads in them.

If you want to create your own, any database program like Microsoft Access or FileMaker will do the job.
