Question
How should we go about trying to sell our property as commercial since the property right next store was recently zoned commercial. Our town is unwilling to zone us commercial but i cant see them not doing it soon. we live right of a thruway exit in upstate ny. it is a very busy street. the home next store was demolished after the property was zoned commercial so that the man who owns it can expand his gas station/ truckstop ( even though he and the town board says its not a truckstop). The noise level is horrible and I know that my house was not worth much on its own. I think our only hope is too sell it to someone who wants to wait out the possibility of commercial zoning which I think will be sooner hopefully not later. The only thing is through my research I cant figure out how too start  marketing it as commercial since its not commercial? Is There A Way Too do This even though its not commercial as of yet?

What you need to do, Idweedsport, is to hire a REAL ESTATE attorney who has expertise in appoaching the planning department of your city for rezoning. Seems to me like you have a foot up on the rezoning already. I would think this whole process is not going to be inexpensive. Hopefully you will be paid back when you finally sell the property as a commercial location. I do wish you well.
