Buying or Selling a Home - realtor license

Expert: Hans Weber, Licensed Broker Associate - 1/3/2008

Question
Hi, I am not sure if you can answer this question or not, but I was speaking with a gentleman and he lead me to believe that if I held my realtor license that I could have the potential to save on realtor fees and maybe some other costs. Does anything of such nature sound true? I am located in NY as well. Also if this true could I still save if there already a realtor involved in the selling? Thanks a lot

Answer
Hello Jason,

Thank you for your question.

To get a sales agent license you have to take the 45 real estate course and pass it and then you have to have a real estate broker sponsor you to take the New York state real estate exam and pass.  Then you have to pay the fee to get the license to your broker who will hold it and be responsible for you.  Then you have to join the local board and pay your dues.  Then you can begin to start your real estate career.

There are specific rules of ethics regarding relationships between real estate agents/brokers and their clients.  Once a client has retained a broker, another agent may not interfere with this agency relationship.  If someone does they can be fined or lose their license.

As far as saving fees goes, you would have to make those arrangements with your broker.  If you were listing or buying your own home you would save anyway by earning your listing or buying side commission.

Real estate is fun, but it is a lot of work.

Good luck,

Hans
