Buying or Selling a Home/Adding name to deed in California

Question
What would happen if I add my partner/fiance on the deed to my condo located in California- would there be any penalty and/or reassessment because of it?  Also, when is a good time to do this - I'm thinking of refinancing and thought this would be a good time to do this?

Answer
Probably the best time to add your fiance to the title of the condo would be when you actually refinance it. It'll save some costs, too. Be aware, Maria, that there should be no penalty for doing this before you refinance, but because I receive so many questions from owners asking how to divide or take one person off the title, please be aware separating your interests later on can be a big hassle. The most ideal time to add your fiance to title is when you are actually married. Nice and clean that way. No problems and banks like that. I do wish you well.

With more than 41 years as a real estate broker, I can solve most any problem presented. If I can`t, I do my research. Problems with mortgages, trust deeds, foreclosures, odd ways of conveying titles. Most any good Realtor can answer questions satisfactorily, but I answer questions that most cannot.
