Question
I HAVE RECENTLY PURCHASED A NEW HOME THE PREVIOUS OWNER IS NOW REFUSING TO VACATE THE DWELLING SHE WAS GIVEN THIRTY DAYS AFTER THE CLOSING TO GET OUT, BUT SHE IS STILL THERE WHAT RIGHTS DO I HAVE TO SPEED UP THE PROCESS, IT HAS COST ME ADDITIONAL OUT OF POCKET EXPENSES NOT COUNTING THE FACT THAT I AM LIVING IN A CAMPER UNTIL SHE LEAVES  HELP!

Answer
You will need to contact an attorney who specializes in evicting tenants, Bonnie. He/she will know what to do. It will cost you, but you should be able to be paid back by the judge's decision.

You will need to do two main things. You will need to get the address to where she is moving. And you will need to have someone inspect the house with you (for verification) then have the cost of any damages to be assessed in writing by a professional. The attorney will probably suggest that, too. That should be added to your suit. Plus the cost of you having to live elsewhere. I wish you well.

Expertise

With more than 41 years as a real estate broker, I can solve most any problem presented. If I can`t, I do my research. Problems with mortgages, trust deeds, foreclosures, odd ways of conveying titles. Most any good Realtor can answer questions satisfactorily, but I answer questions that most cannot. Also, ask about my hard-copy newsletter, The Landed Gentry. It can also be sent to you via PDF.
