Buying or Selling a Home/Quitclaim

Question
I would like to know if I donate my house to my church, free and clear with a Quitclaim, how do I do this.
My house is free and clear and I thought I could help someone in my community but I want to be free from any responsibility of the house.  I will pay taxes update.
Please explain and advise.

You don't say in what state the property is, Carol. I would strongly suggest (if you really want to donate your house to your church) you do it with a Grant Deed or a Warranty Deed, depending on what state the property is located.

By doing it that way, you are guaranteeing that you do have the capacity to convey the title. Further, if there are any liens on the property, with or without your knowledge, you are guaranteeing that you will satisfy them.

Actually, the quit-claim deed only says that you are conveying WHATEVER title you have in the title WITHOUT any warranty against any liens or encumbrances. For example, I can write you a quit-claim title on the Empire State Building right now. No guarantee. I am simply giving you whatever title I have in the building.
