Buying or Selling a Home/My house has been on the market eight months with no offers

Question
Yes, the same story all over our nation, sell my house.  We have done everything right; to staging, the realtor recommended by the city's largest realty company, heavy advertising, we have even dropped the price 36 thousand over the last six months.  True large homes of 4500 sq ft are not selling in Southern Indiana like the home in the two hundred thousand bracket.  We have had really lots of showing compared to homes in the area.  We are rural and have an executive home on property over 2 areas of yard. Yes, we did the wrong thing and are carrying two mortgages, the other home is in Texas.  We are ready to move.  The company is making our move (including Fees).  My question really is after another month our realtor up after two times of running the house with her. What would be your advise. New realtor, new price (really feel the house is at a deal now and we will still have room to make the deal with the buyer)or go to whole new realty co. for new approach.  The husband is wanting a change. We need to get down to our other home, but do not want to leave our largest investment.

Dear Karen;
It sounds like you have thought of everything but unfortunately...homes aren't selling right now unless you are 'giving' them away.  Even if you find a buyer, they may not be able to get financing.  If you can do something to offer private financing or if you can afford to lease with option, I think that it might be worth while to hold on a bit longer. There are far more people who are looking for leases these days, and you might get lucky.  These are very unusual times and we simply have to sit tight and pray that it turns around soon.
