Buying or Selling a Home/question about moving

I am moving out, but I do not want to take an outdoor playset and a dog kennel that is currentyl in the backyard... can I just leave it at the house or do I HAVE to take it.

Sellers often leave things behind!Personal property left beyond the closing of a Home to a new Owner is typically considered
"Abandoned" The LEGAL length of time that constitutes "Abandonment" varies from jurisdiction to jurisdiction, but typically after the abandonment period, the personal property becomes that of the new Owner--it can either be held for use, sold or sent to the Dump!

Sometimes after a Seller has left a few things behind & the "Abandonment" period has passed, the Buyer/New Owner has sent the left behind property to the Dump OR has sold it, when all of a sudden the Seller decides that he/she wants the property back! Lawsuit! It's happened also that a Buyer/New Owner has taken a Seller to Court over leaving "Trash" behind!Lawsuit!

Your Real Estate Agent SHOULD know the "rules" for your area! Check with him/her.(Or a licensed Attorney) You MIGHT find it a good idea to discuss this with your Buyers--do they WANT the Playset & Dog Kennels? If so perhaps an ADDENDUM to your Contract with them will make your mutually agreeable  transfer of ownership of these "Yard Items" at NO COST to them at Closing a MATTER OF RECORD!No Lawsuit!

People just leave things behind and don't have any problems!But why not make sure that you won't!
