Question
if i found a buyer for my condo and my broker did nothing to help me why and how or can i get out of the agreement and not pay him his fee

Hi Lee-
Thanks for your question. Let me start by saying that there are a lot of other services that a listing broker/agent provides besides finding a buyer. They know what needs to be legally done to get you to a successful closing and they do it. They also market your property with signs, brochures and advertising no matter who procures the buyer (translation- spend money). The listing agreement is a legal document, a contract. The best I can suggest is to have an honest conversation with your agent and see if he/she will give you a discount on the commission as I assume there is no other (buyers') agent involved and you feel that you brought the buyer to the table and see what he/she will do. That's the best I can suggest or you can hire an attorney ($$$$) to see if there's an out. Hope this helps, Toni
