Question
Mr Dennis, I bought a condo (NYC) in june and my title company still hasnt recorded my deed to the city register, is there any reason why they would not record it, also the have the original documents can i pick it up from them would they release it or do i need to supoena MY documents?

Answer
Chances are, Bard, it'll just take a phone call. Be sure to refer to the property address when you ask your questions. I am sure there is a very reasonable answer. Chances are they will mail the paperwork to you.

Just one question: Are you sure you didn't buy a cooperative rather than a condo? With a cooperative you do not have title to your unit. It is part of the whole property which is usually owned by a corporation of some sort. You would have stock in the whole property equal to the value of your unit.

I wish you well.

With more than 41 years as a real estate broker, I can solve most any problem presented. If I can`t, I do my research. Problems with mortgages, trust deeds, foreclosures, odd ways of conveying titles. Most any good Realtor can answer questions satisfactorily, but I answer questions that most cannot. Also, ask about my hard-copy newsletter, The Landed Gentry. It can also be sent to you via PDF.
