I own a rental row house in baltimore md, do I have to buy hazard insurance for it?

Hello Al - my advice is to speak to your insurance representative to learn the benefits of properly insured rental properties. Liability and hazard insurance is usually required on properties which have been financed as a stipulation to funding. As an investor I am certain you are aware of the benefits of risk reduction techniques including placing the property in an LLC to shelter personal liability... but insurance can also be an alternative to sheltering risk. I recommend that all investors whether with significant assets or only one rental property consider liability and hazard insurance on all their properties even in states where hazard insurance may be optional. My expertise is in Arizona, you can verify your states requirements online by using keywords "Maryland Landlord Tenant Laws" or contacting your insurance representative. Still, I recommend it. Specifically, if you are in a 'row' rental your loss could become someone else's loss very quickly... and vice versa. Protect your investment with insurance. You may also desire to check into different types of insurance such as umbrella policies to protect your interests. Even though I don't specialize in MD, and my answer was to check with your insurance rep, I hope this has expanded the context of your thinking and suggested some additions to protect your investment.
