Jim, I'm having a problem with my title company, they still have not recorded my title with the city register and its been six months.  I've asked them if they can give me the title so I can do the recording myself but they said they will not release it, what can I do to get my title legally?

If your Home is still not recorded in your Name,if "New Construction," the Builder, Developer or whoever owned the Lot is still being billed for Property Taxes. If it's and "Older,"Pre-owned house the former owner of the Home is being billed.

In most parts of the Country, Property Taxes are handled by the COUNTY ASSESSORS OFFICE, based upon information recorded in the COUNTY RECORDS.

If your property is still recorded as under the ownership of others, and they aren't paying YOUR taxes, you could end up either losing the home and/or paying a HUGE Back-Tax Bill!

I suggest you take this issue to a local ATTORNEY a.s.a.p! HE/SHE CAN HELP GET THIS STRAIGHTENED ON/BEFORE IT "DAMAGES" YOU--AND HELP YOU GET "COMPENSATION" FOR ANY DAMAGES THAT MAY OCCUR.

In your Real Estate Market Area the RECORDING is PROBABLY the Title Company, but this varies across the Nation. Some places Recording is done by the LENDER,REAL ESTATE BROKER or a CLOSING ATTORNEY or LICENSED SETTLEMENT OFFICER. S-O-M-E-B-O-D-Y  screwed up!


I can't think of any good reason for it to take over 6 months to record a sale!
