Buying or Selling a Home/1031 Exchange

Question
I have a s.f. home in California that the current tenants would like to buy.  I would like to sell it to them and then buy a multi-family from my dad (doing a 1031 exchange)
Because the market has softened, he would be selling me his complex at a loss from when he bought it a few years ago. Is this possible?  Also, my equity is about 300k.  Does the new property purchased need to be at least that or does it need to be based on the selling price of $650K to qualify for the 1031 exchange.

Thank you for your good question...

I am not a tax consultant but am familiar with 1031 exchanges. I believe that your father will have a tax write off if he takes a loss on an income property. He should really check with his accountant to determine whether that is true or not.

As far as your situation, it is not the equity that is used as a basis for the replacement property, it is the sales price has to be the same or greater. I am a Realtor in Marin County and use a local exchange accommodation agent who would be glad to talk with you regarding this whole situation. There is no cost for this consultation, but if you are satisfied with his service, please use him if it becomes necessary during your exchange.
