Hi,

Can a friend or family member Grant Deed a property into my name, then after title seasoning, get a new loan under my name to pay off their loan and get better payments under my name?  What are the associated costs with this process if it is an option?  How much will it cost to transfer the Grant Deed and Loan Fees in California?

Only a California-licensed Attorney who specializes in Real Estate Law, AND/OR a CA-licensed Closing Agent, Realty Broker or Mortgage Broker/Banker can advise you on the legality, process and/or costs of the scenario you've described.

A Realtor and/or Loan Officer in your City can give you some answers
--and probably will not ask for a fee! A local Title Insurance Company might give you--pro bono--information relating to what you've cited here. Bottom line, though, is you're likely going to have to use an Attorney to handle much of the work IF you can do this--so be prepared for Attorney Fees!
