Question
We recently put in an offer on a 2.5 acre property in upstate PA. We put a clause in the offer that mineral rights would be transferred to buyer (me). The seller accepted our bid amount but said he wants to retain the mineral rights. I am going to counter that I want the mineral rights as part of the sale of the land. Do you feel the seller will end the deal if I do not let him retain the mineral rights?

How an "Out-of-Town Expert" like one of us here at AllExperts.com feels about what your Seller might do or not do is totally irrelevant! And it's not a question that any of us would feel comfortable about answering! Other than the Seller him/herself, possibly the Listing Real Estate Agent could give you a good idea of whether or not your Counteroffer will be acceptable to the Seller!If the Mineral Rights are very important to you, just make your Counteroffer in writing and see what happens! That'll get you the answer to your question!

P.S. Why are the Mineral Rights so important to both you & the Seller? Oil, Gold, Silver,or is it Pennsylvania Coal?
