Experience I was a residential Loan Officer for 7 years. Then I went into Title and Escrow as a Exective Account Manager for 2 national title companies - 3 years. After that I went into representing a national company - Home Warranties. In 1994 I became a real estate broker and focused on Residential real estate in Nevada and Arizona.

Question what can be done if the seller stops cooperating and wont sign documents etc.. appraisal is done we are ready to close.
Answer If you have done everything required of you in the contract, and the seller has not done what he/she is required to do - you have two choices: withdraw your offer OR sue him for specific performance. The remedy for this should be in the body of your contract. If you are working with an agent, have that agent contact the listing agent and see what the hang up is. It's a tough position since if the seller just stops and refuses to move forward but you have done everything you were required to do by the contract...the final remedy is a lawsuit!
