Question My mother passed away last year and when she died she left her house in a friends' name but the house is mine. She just wanted me to have someone looking out for me. Anyway I have a friend that wants to but the house and has cash for it. What process do we have to go through ... do we need a lawyer? or can we handle this matter ourselves? Please help.

No, you can't handle this matter yourselvef If Mom left the home to someone else in their name , even though she wanted you to have it but to also have "someone looking out for" you,it's questioanble if you can sell it! It sound s like the home is not yours, but is legally your Mom's Friend!
You need an Attorney to help you with the matter of actual ownership of the property!If the Frfiend agrees to transfer legal owneship to you, it should be an easy job for a Lawyer--it he/she won't let you have/sell the home, it's going to be a legal "battle!" Additionally you may want to have Real Estate Agent help you with the sale if/when you are able to sell it!
