Question
My property manager advertises himself to be an award-winning, nationally recognized real estate agent. When I Goggled him and all I found were dozens of sites he advertises on. I have asked him about the validity of his claim, he has ignored the question. Is there any way to substantiate his claim?

Answer
Hello Marina - There is nothing more disrespectful to our industry or the consumer than false advertising of designations and awards. True professionals work hard to achieve additional education to provide a higher-fiduciary service to clients. Many times there is no online proof as to whether the individual has attended a program or certification so many times you just need to ask. To answer your concern - unequivocally YES. If this person is a member of the National Association of REALTORS (N.A.R.) he has pledged to uphold the N.A.R. Code of Ethics and the use of designations and awards that are false are a violation. If the agent is not a member of the N.A.R. then this agent is not obligated to the Code of Ethics although a reasonable person would imagine that the state agency governing real estate must have a law or administrative code which governs agents truth in advertising. I would begin by contacting the property managers designated broker who is in charge of the supervision of all agents licensed beneath, or even the owner of the company and site your concerns. This individual should be willing to bring his subordinate (agent) in line. If he happens to be the D.B. or owner then if he/she is not willing to support his actions then consider filing an anonymous complaint with the state's real estate governing agency. Hope this helps. - Todd
