Hi Michael,

My husband and I own a 2001 Fleetwood Double-wide in a park (we do not own land)in South TX.  We owe a lot on it still about 39,000.  We are not looking for any profit just want to get ride of it. Someone had told me about short sells, but I am not sure they apply to manufactured homes without land? My husband and I are moving in the Fall and would like to be out from under this house by then.

Hi Christina....I'm sorry that you had to wait this long for a response, but I just got it today.

Yes, short sales are possible for you, but there are many conditions.
The lender will want you to show some "hardship", financial or otherwise.  Just contact them and discuss the matter.
Your next best bet is to call a local dealer that works your park, and talk $$ to list your home....Value is derived from $$ space rent and park ammenities. ask them to show you the comp. sales so you have some basis for the price you will be asking.....good luck  "~ M
