Question Is there something in real estate law that says a seller's agent has to present any offer to the seller immediately?

Our rules and regulations require that we present all offers as soon as they are made. However, if the seller gives different instructions or is not reachable then obviously the agent must do what the seller has asked or present the offer as soon as possible.
