Question
Hello, I am currently living in Windsor and the housing isn't doing so well. I need to sell this house fast without losing money. The roof is brand new, just couple months ago and the furnace is 2 year new. What can I do?

Thank you for your question... I have been a Realtor in Sonoma County for the last 23 years and have sold many a home in Windsor.

To answer your question, the first thing is to contact a Realtor who can help you determine the value of your home under the current market conditions. I would not settle for anything less than the best possible agent which includes knowledge of the area, marketing, and negotiation skills. Marketing and negotiation skills are the most important. A newer agent, with less knowledge in these areas will cost you time, money, and aggravation all for the same sales fee.

Stay away from the discount brokers, as you need every advantage you can to attract every qualified buyer. Agents are finding it hard to make a living in this market and are attracted to showing homes that are paying a full broker fee. There are no excuses for not showing your home at this point. Another factor to consider is communication. Many agents feel compelled not to communicate routinely, because they don’t do the necessary follow-up with agents who preview or show your home. Not all agents study the market in your immediate area and Windsor in general to keep you informed of events such as new listings, pending sales, sold properties for the week, and price reductions if any. This is valuable information you need to have to make the tough decisions necessary to sell your home for the highest possible price and all within the time frame needed. Lastly, you may want to consider choosing an agent who has concern for your interests, will listen, and guide you accordingly to a successful sale. In other words, the Realtor should put your interest first, and theirs second.

Now that you have an idea of what questions to ask, you can interview agents with some knowledge of what to ask.
