Question I live in Las Vegas NV. I was hoping you might be able to help. I was told that since I was the only person on the purchase agreement for the home, the loan that i'm getting can not include my fiance. I dont want to rewrite a new agreement with the seller because the home is a foreclosure and I dont want to delay the closing any further. Is my state simialr in guidelines as others? Can I easily just add her name to the title after the closing? Reason being that her parents are giving us $35000 of the $70000 down payment.
Answer Yes, Eric. Adding names to property titles is done all the time. Just be aware that you alone will be responsible for the mortgage after the property is yours. The lender might require verification from where the other half of the down payment is coming, especially if they are requiring 20% down payment. Later, after you are married, then you if you decide to refinance the property, then your wife can be added to the loan, too. I wish you well.
