Buying or Selling a Home/Choosing Realtors?

Hi,
We'd like to learn how to invest in investment property, condos, SFH.  

First we'd like to buy our own condo...then branch out from there.

Can we use more than one realtor?  Let's say have three that we like working for us?  Is that appropriate and ethical. What's the polite way of explaining that to our potential realtors?

Hello Cheri and Ron;
Are you thinking of having the three Realtors looking for properties in the same area?  If so, I question your reasons.  One Realtor can certainly do the job and do it well.  All agents can access the MLS and will not have any reason to overlook a property that is listed, unless you are thinking that three agents may have more access to unlisted properties.  

Whatever your reason, by singing a non-exclusive Buyer agency agreement you are telling the agent that there is a possibility that you will work with another agent as well.  If the Realtor does not want to work with you on that basis, perhaps a frank discussion of your reasons will be in order.  Honestly...I would not want to work with someone who wasn't giving me their loyalty.  Gas and time are way to precious to waste and I feel that when I take on a client I am giving them my 100 percent and expect visa versa.  Why would I want to work hard if I think that the client will end up buying a property from someone else?  Remember, we don't get paid for our service unless it concludes in a closed contract.  I know I am not alone in saying that I want to make my Buyers happy and will find them everything that is listed that fit their needs or requirements so I would never want to think that they are seeing the same homes and properties with two or three others as well.

For the other side of the picture, I can see how you may feel like you could be missing something if you only have one agent working for you.  I think that the best thing to do is to interview the agents and find one with whom you feel most confident.
